A standard annual boiler service typically costs around £70 to £150 in the UK, with most gas boiler services falling between about £80 and £120. Booking in early autumn, before the heating goes on for winter, usually means more choice of appointments and a lower chance of a breakdown when you need heat most.
An annual service keeps your boiler safe, helps it run efficiently and usually keeps the manufacturer’s warranty valid. Here is what it costs, what you get and why timing matters.
How much is a boiler service?
Prices vary with the type of boiler, where you live and whether the engineer finds anything that needs fixing. Reading and the South East tend to sit towards the middle or upper end of the national range.

Typical UK range
Notes
Gas boiler service (combi, system or regular)
£70 – £150
Most fall around £80 – £120
Oil boiler service
£90 – £180
Must be done by an OFTEC-registered technician
Landlord Gas Safety Record (CP12)
£60 – £120
Often discounted when booked with a service
Boiler service plus Gas Safety Record
£100 – £180
Common combined price for landlords
Minor parts found during service (seals, sensors)
£30 – £150
Quoted separately; ask before work goes ahead
Tip: a quote that looks unusually cheap may be a quick “safety check” rather than a full service. Ask what is included.
What pushes the price up or down
Boiler type and age. Older or less common boilers can take longer to strip down and check.
Access. A boiler in a tight cupboard or loft takes more time.
Parts. The service price covers labour and checks. Any parts needed are extra.
Package deals. Some engineers offer a lower price for returning customers or when you book a service together with a landlord certificate.
Boiler cover plans are another option. They spread the cost monthly and usually include a service, but compare what you would pay over a year with the cost of booking a service yourself.
What a boiler service includes
A proper annual boiler service is more than a quick look. The exact steps depend on the make and model, but a Gas Safe registered engineer will usually follow the manufacturer’s instructions. This boiler service checklist covers the main parts:
Visual inspection of the boiler, pipework and controls for signs of leaks, corrosion or damage.
Case removal and inspection of the internal parts, including the burner, heat exchanger, fan and seals, cleaning where needed.
Flue checks to make sure the flue is secure, clear and venting safely.
Combustion analysis using a flue gas analyser to check the boiler is burning gas efficiently and safely.
Gas pressure and flow checks to confirm the boiler is getting the right supply.
Safety device tests, making sure the boiler shuts down correctly if something goes wrong.
System pressure check and advice if it needs topping up.
Condensate pipe check to make sure it drains properly.
Operational test of heating and hot water once everything is back together.
Written record of what was checked, any faults found and any recommended repairs.
Ask for the service record and keep it with your boiler paperwork. You may need it for a warranty claim, and buyers often ask for service history when you sell.
How long does a boiler service take?
A typical annual boiler service takes around 30 minutes to an hour. It may take longer if the boiler is older, hard to reach or needs cleaning. If an engineer is in and out in ten minutes, it is unlikely a full service has been done.
You do not usually need to be without heating or hot water for long, but someone will need to be home to let the engineer in.
Why an annual boiler service matters
Safety. A faulty gas boiler can leak carbon monoxide, which you cannot see or smell. A service checks the flue and combustion so problems are caught early. Every home with a gas appliance should also have a working carbon monoxide alarm.
Warranty. Most manufacturers require an annual service by a Gas Safe registered engineer to keep the warranty valid.
Efficiency. A clean, well-adjusted boiler uses less gas to produce the same heat.
Fewer breakdowns. Worn parts are often spotted before they fail.
Do not attempt to service a gas boiler yourself. Removing the case or adjusting gas parts is illegal unless you are Gas Safe registered, and it is dangerous. If you ever smell gas, leave the property and call the National Gas Emergency number on 0800 111 999.
Landlords: a service is not the same as a Gas Safety Record
If you let a property, the law is different. Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have every gas appliance, fitting and flue they provide safety checked by a Gas Safe registered engineer every 12 months. You must give a copy of the record to existing tenants within 28 days of the check, and to new tenants before they move in. Records should be kept for at least two years.
The two jobs are different:
A Gas Safety Record (often called a CP12) confirms the appliances are safe to use at the time of the check.
A service goes further, cleaning and checking the boiler’s parts to keep it running well.
Many engineers will do both on one visit, which saves you a second call-out.
Why autumn is the best time to book
Engineers are busiest from late October through the winter. That is when boilers that have been idle all summer are fired up and faults come to light. Booking in September or early October has real advantages:
More appointment choice. You are more likely to get a time that suits you.
Time to fix faults. If the engineer finds a problem, there is time to order parts before you need the heating every day.
Avoid emergency call-out rates. A planned repair is usually cheaper than an urgent one on a cold evening.
Peace of mind. You go into winter knowing the boiler has been checked.
Before the engineer arrives, turn the heating on for a short while to check the radiators warm up evenly. Mention anything unusual, such as noises, low pressure or radiators that are cold at the top. Getting quotes
Servicing is a simple job to compare, so it is worth getting a few prices.
Tell each engineer:
your boiler make, model and rough age (usually on a label on the front or underneath)
whether it is gas or oil, and combi, system or regular
where the boiler is and how easy it is to reach
whether you also need a landlord Gas Safety Record
Ask:
What exactly does your service include? Do you use a flue gas analyser?
Is the price fixed, and how do you charge for any parts?
Will I get a written service record?
Are you Gas Safe registered for this type of work? (Check their ID card and the Gas Safe Register website.)
Why three quotes? Service prices vary more than you might expect, and comparing three shows you what is fair for your area. It also helps you find an engineer you would be happy to call again for repairs.

FAQs
How much is a boiler service?
Most gas boiler services cost around £80 to £120, within a wider typical range of about £70 to £150. Oil boilers usually cost more, and any parts are extra.
Do I really need an annual boiler service?
It is not a legal requirement for homeowners, but it is strongly recommended for safety, and most manufacturers require an annual service to keep the warranty valid. Landlords must have an annual gas safety check by law.
What is on a boiler service checklist?
A typical service includes a visual check, inspection and cleaning of internal parts, flue checks, combustion analysis, gas pressure checks, safety device tests and a written record.
How long does a boiler service take?
Usually around 30 minutes to an hour, depending on the boiler’s age, condition and how easy it is to access.
When is the best time of year for a boiler service?
Early autumn is ideal. Engineers are less busy than in winter, and any faults can be fixed before you rely on your heating every day.
Is a boiler service the same as a gas safety certificate?
No. A Gas Safety Record checks that gas appliances are safe to use. A service is a more thorough maintenance check of the boiler. Landlords need the safety record every year and many book both together.
