New Boiler Cost: Combi, System & Regular

A new gas boiler typically costs around £2,000 to £4,500 fitted in the UK, with most like-for-like combi swaps landing somewhere in the middle of that range. Changing boiler type, moving the boiler or upgrading the rest of the system can push the total to £5,000 or more.

The boiler itself is only part of the bill. Labour, the flue, pipework, controls, a system clean and the warranty all add up, and they vary from house to house. This guide breaks down each part so you can read a quote with confidence.

What you are actually paying for

Every boiler quote is made up of the same building blocks:

The boiler (supply cost). The unit itself, which varies by type, brand, output and warranty length.

Labour. Removing the old boiler, fitting the new one, connecting gas, water and electrics, commissioning and registering it. A straightforward swap is usually a one-day job; a conversion can take two or three days.

Flue and fittings. A new flue kit is almost always needed, and an awkward flue route costs more.

System protection. A magnetic filter, inhibitor chemical and often a flush of the existing radiators and pipework.

Controls. At minimum a programmer and thermostat; many installers now include a smart thermostat as standard.

Making good and disposal. Taking away the old boiler and tidying up where it was.

New boiler prices by type

These are typical UK ranges for a gas boiler in an average home. Prices in Reading and the wider South East tend to sit at the middle to upper end, because labour costs are higher than the national average.

Job

Typical UK range

Notes

Combi boiler, supply only

£650 – £2,500

Budget brands at the low end, premium brands and long warranties at the top

Combi boiler, like-for-like swap (fitted)

£2,000 – £4,000

Same location, same type, standard flue

System boiler, fitted

£2,500 – £4,500

Keeps a hot water cylinder; price rises if the cylinder is replaced too

Regular (heat-only) boiler, fitted

£2,500 – £4,500

Usually keeps the cylinder and loft tanks

Conversion to a combi (from system or regular)

£3,500 – £5,500

Removes cylinder and tanks, extra pipework and one to three days’ work

Back boiler replacement

£3,500 – £6,000

Often involves removing a fireplace unit and making good

Want a figure for your own home? The quickest way is to get a few fixed-price quotes from local engineers who have seen the job.

Combi boilers

A combi heats water on demand straight from the mains, so there is no hot water cylinder or tank in the loft. Combis suit most flats and small to medium homes with one bathroom, and they are the most common replacement in the UK. The combi boiler installation cost is usually the lowest of the three types when you are swapping like for like, because the job is simple and the pipework is already in place.

The trade-off is flow: a combi can struggle if two showers run at once.

System boilers

A system boiler heats a hot water cylinder, usually kept in an airing cupboard, but it does not need the cold water tanks in the loft. It suits homes with more than one bathroom and good mains pressure. If your existing cylinder is old or poorly insulated, your installer may suggest replacing it at the same time, which adds to the cost.

Regular (conventional or heat-only) boilers

A regular boiler works with a hot water cylinder and a cold water tank in the loft. It is common in older and larger homes, and can be the right choice where mains pressure is low.

Swap or conversion: the biggest single cost driver

The single biggest factor in your boiler replacement cost is whether you are keeping the same type of boiler in the same place, or changing things.

A like-for-like swap means the same boiler type, in the same position, using the same pipework. It is usually done in a day and is the cheapest route.

A conversion means changing from a regular or system boiler to a combi (or the other way round). The engineer removes the cylinder and loft tanks, reroutes pipework, may need to upgrade the gas pipe and often fits a new flue. This typically adds a day or two of labour and can add £1,000 or more to the bill.

Converting frees up the airing cupboard and loft, but it is only worth it if a combi suits your home. A good engineer will check your mains pressure and flow rate and ask how your household uses hot water first.

Extras that change the price

Flue changes

Modern condensing boilers need a flue that meets current regulations, and the flue position has rules about distance from windows, doors and boundaries. A standard horizontal flue straight through the wall behind the boiler is the simplest option. A vertical flue through the roof, an extended flue run or a plume management kit (to direct the vapour away from a neighbour’s window, for example) adds cost.

Moving the boiler

Relocating the boiler, for example from the kitchen to a loft or utility room, means new gas and water pipework, a new flue route and a condensate pipe. Expect this to add around £500 to £1,500 depending on the distance and how easy it is to run the pipes.

Condensate and gas pipes

New boilers need a condensate drain; an external run should be wider and insulated against freezing. Modern combis also often need a larger gas supply pipe than older boilers, which is common extra work on older homes.

System clean and filter

A new boiler going onto a dirty system will not perform well and may not stay under warranty. A flush and a magnetic filter are standard on most installations.

Job

Typical UK range

Notes

Magnetic system filter (supplied and fitted)

£100 – £300

Often included in a fixed-price quote

Chemical flush

£150 – £400

Common on most replacements

Power flush

£400 – £1,000

For older or heavily sludged systems; price depends on radiator count

Boiler relocation

£500 – £1,500

On top of the standard installation price

Smart thermostat

£150 – £300

Some installers include one as standard

Replacement hot water cylinder

£800 – £2,000

For system or regular boilers, fitted

Hard water in Reading

Reading has very hard water, at around 290 ppm according to waterhard.uk. Limescale can build up inside a combi’s heat exchanger and shorten its life. Ask your installer whether they recommend a scale reducer on the incoming mains supply. Some manufacturers expect one in hard water areas as a warranty condition, so it is worth checking.

Boiler warranties

Warranty length is one of the biggest differences between boiler brands and one of the best reasons to compare quotes carefully.

Many good-quality boilers come with warranties of around five to ten years, and some premium models and approved installer deals go longer.

Longer warranties often depend on the boiler being fitted by an installer accredited by that manufacturer.

Almost every manufacturer warranty requires an annual service by a Gas Safe registered engineer. Miss one and you may lose cover.

The installer usually registers the warranty for you. Ask for confirmation in writing.

You can read more about keeping that warranty valid in our guide to boiler service costs.

The Boiler Upgrade Scheme is for heat pumps, not gas boilers

You may have heard of the Boiler Upgrade Scheme. Despite the name, it does not pay towards a new gas or oil boiler. In England and Wales it offers a grant towards replacing fossil fuel heating with a low-carbon system such as an air source or ground source heat pump. The grant is applied for by the installer, and the amount and eligibility rules are set by the government and can change, so check the current details on gov.uk before you plan around it.

If you are weighing up a heat pump, get advice from an MCS-certified heat pump installer as well as a gas engineer.

Only use a Gas Safe registered engineer

This is not optional. By law, anyone working on a gas appliance in your home must be on the Gas Safe Register. Do not attempt to fit, move or disconnect a gas boiler yourself, and do not let anyone who is not registered do it.

Before work starts:

Ask for the engineer’s Gas Safe ID card and check the licence number on the Gas Safe Register website.

Check the back of the card, which lists the types of gas work they are qualified to do. Make sure it covers domestic boilers.

After installation, the engineer should register the boiler with Gas Safe. You should then receive a Building Regulations compliance certificate. Keep it, because you will need it when you sell the house.

Ask for the Benchmark commissioning checklist to be completed and left with you.

If you ever smell gas, leave the property, do not use switches, and call the National Gas Emergency number on 0800 111 999.

Signs it is time to replace your boiler

Replacement usually makes more sense than repair when:

The boiler is well over 10 to 15 years old and breaking down regularly.

Parts are becoming hard to find or expensive.

A repair quote is a large share of the cost of a new boiler.

Your energy bills are rising and the boiler is an older, non-condensing model.

An engineer has flagged a safety issue.

If your boiler has simply stopped, it may be a simple fix. Our guide to what to check when you have no hot water or heating covers the safe checks you can try first.

Getting quotes

The best way to get a fair new boiler cost is to compare at least three fixed-price quotes from Gas Safe registered engineers who have visited your home or seen detailed photos.

Brief each engineer the same way. Tell them:

your current boiler type, age and where it is

how many bedrooms and bathrooms you have

whether you want to keep the same type or are open to a conversion

anything you want moved, and any access issues

Ask each one:

Is this a fixed price, and what exactly does it include (flue, filter, flush, controls, disposal)?

Which boiler do you recommend, and why for my home?

How long is the warranty, and what do I need to do to keep it?

Will you register the boiler with Gas Safe and the manufacturer?

How long will the job take, and when can you start?

Why three quotes? One quote tells you a price; three tell you what is normal, and show how different engineers would approach your home. The cheapest is not always the best value if it leaves out the flush or has a shorter warranty.

FAQs

How much does a new boiler cost?

A new gas boiler typically costs around £2,000 to £4,500 fitted in the UK. A straightforward combi swap usually sits in the middle of that range, while conversions, relocations and premium brands can take the total beyond £5,000.

What is the average boiler replacement cost for a like-for-like swap?

Replacing a combi with a new combi in the same place typically costs around £2,000 to £4,000. The final price depends on the brand, the warranty, the flue and whether your system needs a flush.

How much is combi boiler installation cost if I am converting from a system or regular boiler?

A conversion to a combi usually costs around £3,500 to £5,500, because the engineer removes the cylinder and loft tanks, reroutes pipework and often upgrades the gas pipe and flue.

What affects the cost to replace a boiler the most?

The biggest factors are whether you are changing boiler type, moving the boiler, the flue route, the boiler brand and warranty, and the condition of your existing heating system.

Can I get a grant for a new gas boiler?

The Boiler Upgrade Scheme only covers low-carbon heating such as heat pumps, not gas boilers. Some energy company and local council schemes help eligible households with boiler replacements, so check what is currently available in your area.

How long does a new boiler last?

A well-maintained modern boiler typically lasts around 10 to 15 years. An annual service, a magnetic filter and scale protection in hard water areas such as Reading all help it last longer.
