The yearly check on every gas appliance, flue and the pipework in a rented home, with the record you give to tenants.
Shared houses with several boilers, fires or hobs, and portfolios that need checks lined up on one visit.
Repairs to any appliance that fails, boiler services done on the same visit, and carbon monoxide alarms where they're needed.
If you let a home with gas appliances, the law requires a gas safety check every 12 months by a Gas Safe registered engineer. The engineer checks each gas appliance, flue and the pipework, and gives you a gas safety record, often called a CP12. You must give a copy to existing tenants within 28 days of the check, and to new tenants before they move in. Keep each record for at least two years.
A gas safety check isn't the same as a boiler service. The check confirms appliances are safe to use. A service keeps the boiler working efficiently and usually keeps the warranty valid. Many engineers can do both on one visit, which is usually cheaper than booking them separately.
Since October 2022, landlords in England must also fit a carbon monoxide alarm in any room with a fixed fuel-burning appliance, such as a gas boiler or gas fire, but not a gas cooker. There must be a working smoke alarm on every storey, and you must repair or replace any alarm a tenant reports as faulty.
If you let a shared house, check whether it needs a licence. Maidstone Borough Council licenses houses in multiple occupation with five or more people forming two or more households. As of autumn 2026, there's no additional or selective licensing in the borough, so smaller shared houses and single-household lets don't need a council licence. Every rental still needs the yearly gas safety check.
If an appliance fails the check, the engineer will explain what's wrong, and may switch off or disconnect an appliance that's dangerous. Ask for a written price for any repair before they go ahead.
