Landlord gas checks we can help with

Annual gas safety records

The yearly check on every gas appliance, flue and the pipework in a rented home, with the record you give to tenants.

HMOs and multiple appliances

Shared houses with several boilers, fires or hobs, and portfolios that need checks lined up on one visit.

Fixes and alarms

Repairs to any appliance that fails, boiler services done on the same visit, and carbon monoxide alarms where they're needed.

If you let a home with gas appliances, the law requires a gas safety check every 12 months by a Gas Safe registered engineer. That covers every gas appliance and flue you provide, such as boilers, fires and hobs. You must give a copy of the record (often still called a CP12) to existing tenants within 28 days of the check, and to new tenants before they move in, and keep each record for at least two years. A check carried out up to two months before the deadline can keep the original expiry date, so you don't lose time each year.

A gas safety check isn't the same as a boiler service. The check confirms appliances are safe to use. A service keeps the boiler running well and is usually needed for its warranty. Many engineers will do both on the same visit for a lower combined price, so ask when you book.

Since October 2022, landlords in England must also fit a carbon monoxide alarm in any room with a fixed fuel-burning appliance, such as a gas boiler or fire (gas cookers are excluded), and repair or replace alarms when tenants report a fault. An engineer can fit or test alarms while they're there.

Reading has a large private rented sector, including many shared houses near the University of Reading. For a house in multiple occupation (HMO), Reading Borough Council's licensing process will ask for a current gas safety record, and checks can involve several appliances. Give the engineer the number and type of appliances when you book, so the quote is accurate.

If an appliance fails the check, the engineer will explain what's wrong, and may switch off or disconnect an appliance that is dangerous. Get any repair done quickly and keep the paperwork. Reviews on Trade Pilot come from real, invoiced jobs, so you can see how other landlords rated an engineer.
